General

1. Are incidental charges such as brokerage, registration fees, stamp duty etc. arising out of sale of a house property, tax deductible expenses?
Ans.
Yes, these expenses are tax-deductible expenses from the full value of consideration of the sale of house property.

2. To what extent can one claim exemption from tax on capital gains?
Ans. The Income Tax Act has made provision under sections 54, whereby you can claim exemption from tax on capital gains:
Section 54 - Capital gains can be tax exempted if used for purchase or construction of another residential house worth the amount of capital gains.
  • Section 54 protects capital gains arising out of sale (or transfer) of a residential house whether self-occupied or not, provided the assessee has purchased within 1 year before or 2 years after the date of sale of the original asset or has constructed within 3 years after that date, a residential house.
There is however a condition to the above mentioned rule that the newly acquired property should not be sold within 3 years from the date of its purchase or construction. If this condition is not satisfied, the cost of the new asset is to be reduced by the amount of long-term capital gains exempted from tax on the original asset and the difference between its sale price and the reduced cost will be chargeable as short-term capital gain earned during the year in which the new asset is sold. This condition is unfair.

1. When would the  construction commence and when would it complete?
Ans.The construction process has already begun and work is under progress. The project will be completed in April 2008.

2. Can I see the project layout and floor plans of the luxury apartments at
Sai Sudarshan Enclave?
Ans. Yes, the project layout and the luxury apartment floor plans are available at our website.

3. How many residential apartments are being constructed?

Ans. In the building we are coming up with 22 apartments.

4. What is the pricing? What are the other charges?

5. What is the mode of payment and what is the payment plan?
Ans. The mode of payment is only through Demand Draft or Local or at par Cheque.

6. Which all banks is Sai Sudarshan Enclave pre-approved by?

Ans. Sai Sudarshan Enclave is pre-approved by the following banks:

8. What are the transfer procedures?
Ans.
Transfer of the apartments to another person’s name is not allowed before the registration of the apartment. The apartments can be transferred after registration is duly completed at the time of hand over.

10. Is Sai Sudarshan Enclave approved by HUDA?
Ans. The project does not come under HUDA, it comes under Panchayat. It is approved by Panchayat.

11. What is the prevailing rental value in the area where Sai Sudarshan Enclave is coming up?
Ans. The rental value varies with ambience and surroundings. The facilities also play a major role in determining the rent. Our project is secluded from the main road and has world-class facilities and amenities. The rent in this township is bound to be different from those outside. There is no other project of this magnitude in and around for a comparison. It is close to large residential projects like Lanco Hills.

12. What is the distance between Sai Sudarshan Enclave and important locations?

13. Who are the initiators of this Project?

Ans. Mr. Suresh Nukala is the chairman of the company and an instrumental person in initiating this project. His entrepreneurship had fuelled his yearning to branch out into the challenging world of property development.  Being an Engineer he has a passion for taking interest in a smallest process to larger processes, the result of which can be easily noticed in Sai Sudarshan Enclave.
